12.1 Excess Land
     
 

The major source of additional value is excess land, which is land in excess of the requirements of the golf course buildings, fairways, and parking. Such land may be held in anticipation of expansion to 27 or 36 holes or for potential development purposes.

To determine excess land values, the assessor should analyze local zoning bylaws, current or historical development plans of the property and market sales of similar parcels.
