Information that assists in deriving appropriate assessments includes:
- Cost, income and expense information from owners and managers.
- Information from property inspections.
- Golf course sales, listings and appraisals.
- Zoning information and development plans.
- Newspaper and golf magazine articles.
- Other assessment jurisdictions.
To facilitate the valuation process, several “Valuation Forms” and “Request for Information Forms” are included in the Addenda of this guide. The Valuation forms include:
- GC1 - Golf Course Data Entry
- GC2 - Golf Course Improvements
- GC3 - Cost Approach Information
- GC4 - Cost Approach Valuation Summary
- GC5 - Income & Expense Year-by-Year Analysis (linked form)
- GC6 - Income Valuation Summary (linked form)
- GC7 - Direct Comparison Approach Valuation
- GC8 - Golf Course Sale Analysis Form (linked form)
Request for Information Forms Include:
- GCRF11 - Income and Expense Data Request
- GCRF12 - Sale Information Request
- GCRF13 - Construction Cost Request
The forms have been designed to make returning requested information as easy as possible for golf course owners and managers. Experience has shown, golf course operators are more willing to provide information that has already been prepared for other uses (i.e. financial statements), than they are to fill out lengthy forms.
To assist the assessor in the annual production and mailing of information request forms, a separate mail merge document has been included in the Addenda of this guide that can be adapted to each municipality’s needs.
